Artful Urban Infil
The Elliott project site is located adjacent to the prominent intersection of Columbia Pike and Walter Reed Drive. This prime, underutilized site presents a unique opportunity for a new destination within Arlington. In the face of challenges that included a steeply sloping site and Arlington County’s form-based code, the project successfully accommodates an ambitious, large-format grocery anchor with multifamily housing on a long and narrow, urban infill site.
Taking cues from neighboring historic Art Deco buildings—one directly adjacent to the project with in-line retail on both sides of the intersection—The Elliot deploys a period-inspired material palette with streamline styling that is well suited to the building forms resulting from the demands of the form-based code and a constrained site. The project also restores the connection of S Cleveland St. along the east side of the site, affording a new corner retail condition along with opportunities for creating a compelling residential edifice.
