Artful Urban Infil
This urban infill site seeks to rejuvenate what is today a derelict surface parked shopping center at what is arguably the ‘downtown’ along the Columbia Pike corridor in Arlington. As part of the Columbia Pike corridor’s Form Based Code rebranding, this site anchors the west end of Penrose Square Plaza and is the last piece that needs to be developed to complete the ‘Town Center’.
A steeply sloping site and the challenges of the Form Based code led us to a unique stepping solution that hides within it an innovative and responsive retail solution providing flexibility to cater to the varied expected tenant mix in this area. 271 luxury apartments over the retail program will provide a residential product that isn’t currently available on the market.
Together this project seeks to not just add critical mass of new development to an area currently struggling, but it hopes to change the paradigm and make the pike a fun place to live and shop.
