Riverdale Park Station’s Pilot House has become a significant presence at the heart of the development. At 500,000+ SF, the building massing has been painstakingly modulated and detailed to appropriately respond to the varying characters of the surrounding neighborhood streets. Along Van Buren Street, the central civic axis of the development, the main residential entrance is framed by an elegant classical portico within a field of finely crafted, beige brick masonry.
Moving eastward, towards the commercial zone, the detailing takes on a more urban quality with its red brick, metal balconies, and glazed ‘storefronts’. Turning the corner, onto 46th Street—a commercial cross street—a precast and brick parking structure is effectively bookended by buildings that each respond to their respective, transitional corner conditions. Next, turning westward along Woodberry Street—mixed in use but leading directly into the residential neighborhood—the building volumes transition once more in tune with the surrounding neighborhood townhouses. As a concrete podium and stick‑framed apartment building, the project is a masterclass in the management of building massing vis-a-vis the thoughtful elevation of materials.
