Last month, the ribbon was cut on our Kennett Square Apartments project in Kennett Square, PA and we could not be more pleased with the realization of this forward-thinking development led by Berger Communities.

The project represents a significant evolution in the borough’s residential landscape, introducing a scale and style of development that is relatively new to the area. Traditionally characterized by its historic charm and smaller-scale residential buildings, Kennett Square has seen limited multifamily developments where the Kennett Square Apartments project reflects a broader movement within Kennett Square to diversify its housing options and cater to a wider range of residents, marking a notable shift from its traditional residential patterns.

To that end, the local jurisdiction had never previously approved a project of this scale and complexity and subsequently had to engage a third-party permit reviewer. Notwithstanding, the sensitive design, both contextual and innovative, gained swift approval from local officials, who recognized its role in fostering community and elevating Kennett Square’s aesthetic.

Nestled in the heart of Chester County, Pennsylvania, Kennett Square is a community renowned for its charm, history, and vibrant lifestyle. Known as the “Mushroom Capital of the World,” the borough boasts a rich agricultural heritage alongside a thriving modern culture. Its walkable streets are lined with locally owned boutiques, cafés, and restaurants, while its proximity to Wilmington, DE, and Philadelphia, PA, enhances its appeal to professionals and families alike.

Recent regional trends highlight growing demand for quality housing in well-connected, historic communities like Kennett Square. With its picturesque surroundings and welcoming atmosphere, the borough has increasingly drawn attention as a desirable place to live, work, and play.


Cultivating Connection

At the crossroads of history and modernity stands this freshly finished,166-unit multifamily residential project designed to enrich and reflect the unique character of its setting. This striking development occupies an entire city block along State Street—just three blocks from Kennett Square’s historic retail district.

The project is thoughtfully crafted to harmonize with the borough’s architectural vernacular while introducing a fresh, modern sensibility. Its massing is broken into two primary volumes linked by a central, white-washed connecting element that frames an elegant entry courtyard.

Building Entry | Connecting Volume

The two main buildings are clad in rich brown brick, a material that ties the development to the borough’s historic roots. The facade is punctuated by alternating balcony configurations, including recessed and projecting designs that add depth and rhythm to the long building frontage.

At the heart of the design is the connecting volume, which features a distinctive bridge-like element that opens onto a serene resident courtyard. This thoughtful configuration creates a welcoming entry experience and allows for seamless integration of public and private spaces.

Innovating Unit Efficiency

MV+A created considerable added-value for the developer by greatly improving their unit mix. Despite being tied by the total number of units, and parking constraints related to the number of bedrooms, we were able to transform 34 units initially slated for studios into 1-bedroom units by raising the efficiency of the layouts; resulting in improved unit desirability and subsequent developer ROI.

MV+A also worked closely the interior design team, Gacek Design Group, and the landscape architecture team, HPLA Studio, to ensure optimal connectivity and circulation patterns, reinforced by strategically oriented view corridors—across the full suite of amenity spaces. Together the team worked to coordinate a compelling processional experience that is grand in scale yet intimate in layout and detail.

Inside, Kennett Square Apartments offers an array of modern, thoughtfully curated amenities designed to meet the needs of a diverse community. The interiors balance clean, contemporary lines with warm, inviting materials, creating spaces that feel as comfortable as they are stylish.
