At MV+A our multifamily portfolio continues to evolve and expand. At the moment we have more than 2,500 units in design or in construction.

While our roster of mixed-use multifamily projects remains robust, we have continued to add purely residential multifamily projects to the mix along with an assortment of  projects integrating multifamily into previously purely mixed-use, commercial properties. Below are three representative examples.

Isaac Newton Square | Reston, VA

MV+A is  currently working with the Peter Lawrence Company and MRP Realty on the first residential phase of the Isaac Newton Square Project, a 32-acre mixed use development north of the Wiehle-Reston East Metro station in Reston, Virginia. MV+A has submitted an FDPA that would allow 345 apartments on the north edge of the site along with a portion of the Natures Edge Park that features a multi-use sport court, a dog park, a passive lawn, and scenic overlook to adjacent wooded areas.

The 7-story building fully wraps a precast parking structure and features an enclosed courtyard with a pool in addition to a range of exciting interior amenities. The design of the building prioritizes the survival of 100-foot tall mature willow oak trees on its southern edge that will be a defining feature of the development. This project will set a high bar for all future site development.

Prospect Hill | Greenville, SC

MV+A is working with Gordon Road Capital and Red Fox Development to develop a new mid-rise boutique apartment project on a challenging site along the southwestern edge of the downtown Greenville CBD. The 7-story structure, includes 154 residential units, indoor and outdoor amenity areas, and two subgrade levels of parking, and is carefully sited to efficiently utilize an oddly shaped parcel and take advantage of city views to the east and park views to the west.

The architectural design and material palette, accentuated by mottled shades of warm, grey-toned brick, is quiet and sophisticated. Simple and subtle detailing is meant to support a clean modern-leaning aesthetic that should position this project to appeal to an upscale demographic.

Site amenities include a lushly landscape public plaza and a private, west-facing amenity court overlooking the street with infinity edge pool and a shade arbor for outdoor dining and gathering. A similar, indoor/outdoor lounge and arbor will occupy the top floor, overlook the plaza, and provide spectacular 180-degree views of downtown Greenville and the surrounding area.

Cascades Marketplace | Sterling, VA

MV+A is is working with Willard Retail to re-envision Cascades Marketplace, a 34-acre shopping center in Sterling, Virginia.  The center formerly included surface parked big box retail and a pedestrian scaled, retail lined Main Street. The former 4-lane Main Street allocated far too much pavement for cars and not enough space for pedestrians. By reducing the width of the drive and parking lanes, adequate capacity is left for vehicles and additional space is reclaimed for pedestrians in the form of wider sidewalks, outdoor dining, attractive landscaping, and furniture.  New retail buildings will help define additional public spaces in what is sure to be an exciting mixed use community with room to grow.

Proposed rezoning of the property will allow for additional townhomes and 2 over 2’s, multifamily apartments, new retail offerings, and open spaces, all while maintaining many of the big box retail spaces and intimate scaled shops. In addition to planning the full development, MV+A is modernizing many of the existing retail buildings for a fresh modern look to attract new and exciting retail offerings.
