GREETINGS FROM GREENVILLE!
This month we’re looking south, where MV+A is involved in a increasing number of projects. With numerous active projects in Florida, Georgia, and North Carolina, this month’s Design Brief will focus on South Carolina—namely Greenville.
Prospect Hill | Greenville, SC
MV+A is working with Gordon Road Capital and Red Fox Development to develop a new mid-rise boutique apartment project on a challenging site along the southwestern edge of the downtown Greenville CBD.
The 7-story structure, includes 153 residential units, indoor and outdoor amenity areas, and is carefully sited to efficiently utilize an oddly shaped parcel and take advantage of city views to the east and park views to the west.
The architectural design and material palette, accentuated by mottled shades of warm, grey-toned brick, is quiet and sophisticated. Simple and subtle detailing is meant to support a clean modern-leaning aesthetic that should position this project to appeal to an upscale demographic.
Site amenities include a lushly landscape public plaza and a private, west-facing amenity court overlooking the street with infinity edge pool and a shade arbor for outdoor dining and gathering. A similar, indoor/outdoor lounge and arbor will occupy the top floor, overlook the plaza, and provide spectacular 180-degree views of downtown Greenville and the surrounding area.
Greenville County Square Redevelopment
While Greenville has been developing in remarkable ways and at a remarkable pace over the last decade or so, the County Square redevelopment project is proving to be the most significant development project by far.
At close to 40-acres in area, located along University Ridge in downtown Greenville, the development will include 3 million square feet of new Class A office, retail, hotel, residential, and public space, and will include a new $65 million County Square administration building. The master developers, Roca Point Partners, envision the project as an urban environment designed to complement downtown with a mix of commercial, residential, public / institutional and service / industrial uses. It will also feature two central plazas and include multi-use trail connectivity on the east, north and west boundaries to better integrate the development with the surrounding areas and provide convenient access for residents in nearby neighborhoods.
Within this context MV+A has been tasked with the design development of three new projects: a Whole Foods Market and two retail / restaurant / entertainment buildings. All of the projects draw their design inspiration from Greenville’s exceptional historic industrial architecture.

PiNS Mechanical will include over 24K SF of social play featuring duckpin bowling, more than 40 pinball machines, arcade and yard games, craft beers and classic cocktails.

Buillding M will include over 50K SF of multi-tenant, majority restaurant-bar programing, with a sequence of dramatic open-air, elevated decks.
